Alpha Structural completed a foundation replacement at this Los Angeles property to address approximately 20 linear feet of severely distressed and rotating foundation walls along the front-right perimeter. The affected cripple wall and rim beam had experienced significant rotation, creating conditions that required immediate structural stabilization.
Emergency shoring was installed along the front perimeter wall to temporarily support the structure before demolition began. Additional timber shoring was used during excavation and removal of the existing foundation walls to maintain support throughout the repair process.
Approximately 20 linear feet of the existing perimeter foundation and cripple walls were demolished and removed. The surrounding soil was then excavated to accommodate new stem wall footings measuring approximately 18 inches wide by 30 inches deep.
New reinforcing steel and rebar dowels were installed according to the engineered details, including reinforcing bars at the top and bottom of the new foundation and vertical reinforcement spaced at a maximum of 48 inches on center. New pressure-treated sill plates and foundation anchor bolts with square washers were also incorporated into the replacement foundation system.
